Basic Info
To make sure your stay is pleasant and to prevent any misunderstandings, please read the house policy and rules. When checking in, it is implied that you are familiar and agree with the policy and rules and that you will fully adhere to them. Violation of house rules can result in cancellation of the reservation and charging the full amount of the accommodation price regardless of the shorter stay. Villa Rossa is located in a quiet residential area. The guests are asked not to disturb the quiet time of other visitors so we would kindly ask you not to make any loud noise after 10:00 p.m.
House rules:
Quiet hours
From 10:00 p.m. to 8:00 a.m. noise must be kept at a low level in the entire building and on the outside property in order not to disturb the peace of other guests. If you become aware of a disruptive guest, please contact our staff immediately by phone or in person. Loud music and noise are not allowed in the apartments.
Booking deposit
In order to confirm your booking request, you are required to pay a (30%) deposit of the total sum of your stay. Once the booking deposit has been received, the reservation is valid, and you will receive a written confirmation by email. If the (30%) deposit has not been paid, within 7 days after the booking was made, we reserve the right to cancel the reservation.
Remaining amount
We kindly ask that you pay the remaining amount (70%) upon your arrival. We do not accept credit cards. Guests who prefer not to withdraw a large amount of money can ask us to pay the total amount of their stay upfront by bank transfer.
Arrival and departure
Check-in: 14:00h Check-out: 10:00h
Early check-in or late check-out upon request and subject to availability. Upon arrival it is mandatory to provide an identification document, identity card or passport for every person, minors included.

Parking
Our property offers free parking for cars and car trailers to all guests during their stay.
Bed Linen & Towels
Bed linen and towels are provided in the Villa. The package includes bed linen and a large and small towel for showering. The bed linen in the apartments is changed every 7 days and the guests are obliged to change it themselves. Used towels are replaced every 3 days.
Smoking
Smoking inside the apartments is prohibited. Smoking is permitted on the terraces. Please use the provided ashtrays.
Garbage disposal
Household waste must be disposed of in appropriate containers. Make sure that your garbage bags are sealed tightly. You are not allowed to keep garbage bags in the corridors, stairwells or on balconies.
Yellow bin: Plastic waste
Green bin: Glass waste
Black bin: Residual waste
Brown bin: Organic waste
Blue bin: Paper waste
Barbecue
During their stay, guests can use the barbecue with prior notice to the staff so that there is no overlapping with other guests. The guests need to provide the coal for the barbecue themselves. There are no dining tables around the barbecue, as it is intended for the guests to consume the prepared meal on the terrace of their apartment.
Pets
Pets are welcome upon request and for an additional fee. Please inform us in advance if you intend to bring pets with you.
Rental of boat mooring
We offer mooring if you are coming by boat or if you plan to rent one. The mooring is located in a small port 150 m away from the Villa. The port also has a crane. When booking, please specify the length of the boat in order to estimate the mooring depth and the price.
Using the washing machine
During their stay, guests can use the washing machine with prior notice to the staff so that there is no overlapping with other guests. A fee applies to every washing. The guests need to provide the detergent themselves.
Access/Keys
At the check-in the guests will receive an electronic key, which will have to be returned to the staff at the departure. Additional electronic card can be provided upon request. If you lose the electronic key, you will be charged a replacement fee.
By paying the booking deposit you agree to the above conditions.
